What We're Looking For:Minimum Performance: $10,000–$15,000+/month Net Operating Income (or SDE for operating businesses), depending on deal size.Target Size: 50+ pads for RV and mobile home parks. Automatic format only for car washes. Other assets qualified by NOI/SDE minimum.Debt Coverage: We require a minimum 1.25x Debt Service Coverage Ratio (DSCR). We prefer 1.50x and above.Value-Add: We prioritize properties with land for expansion or upside through rate increases.Flood Zone: We prefer Zone X. Zone A, AE, or V are automatic disqualifiers.Deal Structure:
We work with sellers on timing, structure, and terms — including options to receive payments over time or stay involved post-close.
